Minimum of 1800 sqft of heated/cooled area.  No permanent RV habitation.  There will be no mobile homes, no manufactured homes and no homes will be moved onto the property. All shops must be constructed to be located behind the home. All homes will be built with a minimum of 35% brick, stone, or hardie board type masonry, exterior columns of a barndominium may be included as part of the 35%.  Each homeowner will be required to have an aerobic system installed. All lots must maintain a neat and orderly appearance.  All vehicles must remain in operable condition. There will be no storage of broke down vehicles or junk vehicles.  Lots must have ground cover of grass, shrubbery, ground cover plants, or hydromulch within 30 days of home completion.  In the event that multiple lots are purchased, the home may be constructed on the area of home owner’s choice but will follow all guidelines set forth in the restrictions.  All fencing will be at the home owner’s discretion.  All driveways are to be a minimum of 10 feet wide and of concrete or asphalt surface. Crushed concrete and crushed asphalt are acceptable.  All house plans are to be approved by the seller or seller’s agent prior to construction; this is to ensure that house plans meet the requirements of the restrictions.
