Buyer is advised to conduct a thorough investigation of the property's utility usage and any associated costs and expenses associated with usage.    •Redemption Notice.  Buyer acknowledges and understands that the Property is subject to a right of redemption which ends 07/10/2025 .  Closing cannot occur prior to expiration of right of redemption period. Buyer acknowledges that buyer has no rights, claims, or recourse against seller for any loss or damage resulting from redeeming party's exercise of redemption rights.    •Sale Inspection Required.  The Property may be subject to the Ingham County point of sale inspection and regulation of well and septic systems. The inspection will be ordered, and performed prior to closing. Buyer is purchasing the Property as-is, where-is, and acknowledges and understands that they must obtain approval for Property transfer from the environmental health department.  Buyer may be required to submit a corrective action plan, proof of contract with contractor, and/or open an escrow account covering a minimum of 150% of the cost of repairs. Buyer agrees to comply with all Ingham County requirements at Buyer's expense, and assumes responsibility for all remediation and costs as a result of the inspection. Buyer should conduct an investigation into cost of compliance with septic and well requirements prior to bidding.
