There are 3 things to know about this property: 1) During the high water surges from the last 3 hurricanes during 2024 (Debby: early August, Helene: late September, and Milton: early October), no flood waters entered the house. Flood water did get into the garage, but, since the garage walls are block, the water just receded and left no damage. 2) The current owner bought this property in 2006. The deck, the dock, the screened porch and the boat lift were added soon thereafter. The bulk of these additions are over the Homosassa River and beyond the seawall. Now, Citrus County will only issue building permits to the end of the lot (the seawall). Beyond that, permits are "obtained" from the EPA. From a practical standpoint, that means that, these days, no matter how much money a buyer has or how much a buyer wants to add these mentioned features, getting permits can be a lengthy and frustrating process. It would be much better to buy what already exists. 3) The current owner has invested in constant upgrades and renovations during his 18 year weekend ownership. Features like stainless, granite, solid wood cabinets, TREX material, glass block shower, new roof, upgraded electrical and manicured landscaping are just some of the investments that equate to real value. Other homes nearby may be available for less but they either flooded or don't have these costly improvements. This is not a project property. It is finished and needs nothing. .
