J/L Ranch Outfitter and Guides, Inc. is the property of property that defines a lifetime. This 80 acre ranch (50 of which are irrigated) includes two cabins, two ponds, numerous outbuildings, and the transference of a thriving outfitting and guiding business. A 57,000 guiding permit will be transferred to the purchaser of J/L Ranch by the current owner upon approval of the United States Forest Service. There are 4 large barns. One log barn with six stalls, grain room, tack room, and a wash bay. There is a three bedroom, one bath apartment above this barn. There is a large hay barn that can store 80 tons of hay with a large overhang on one side and a covered sawdust/storage barn on the other side. There is another large hay barn on the west 40 acres with a food storage shelter. There are two open facing sheds for horses. There are two large storage sheds that were made into bunkhouses for seasonal employees. There is a small log cabin with one large bedroom and a loft with two twins. Full bath that is recently remodeled. It is used as an Airbnb rental. They have rented out their two cabins that can sleep 10 people exclusively on Airbnb. The winter Olympics are coming back to Utah soon. In 2001 the Forest Service encouraged the owners to expand with a winter business and offered the opportunity to build yurts at high country camp sites to accommodate snowmobilers and cross-country skiers. They are eager to show the world that the Uintah Mountains have something grand to offer the intrepid outdoorsman or outdoorswoman. A new owner could expand this business. The owners live in a renovated two/bedroom one bath cabin on the ranch that is also included in the sale of the property. In addition, there is a 30x40 ft. shop with finished wood interior and cabinets, plus a central electric start furnace. The current owners have not allowed hunting on the ranch for 30 years and there were elk, mule deer, and turkeys in the hay fields as recently as April of 2024. The deer will stay on the ranch throughout the entire year, while the elk migrate back to their winter roving grounds in October. The owners counted 19 bulls this spring that were 6x6 and 6x7 in a bachelor group. Hunting above the ranch 1/2 mile on the Ashley National Forest has been fair game to our hunters that intercept elk entering the ranch. The Reservation land adds a buffer surrounding the ranch that keeps out state hunters. When the elk leave the National Forest, they cross 1/2 mile of Indian land that is not hunted and bed down right on the ranch. Tribal hunters don't hunt the area very often. There are two ponds on property. The largest and deepest one has fostered rainbow trout up to 10lbs in the past, but currently are only inhabited by brook trout. This is a horse property. There will never be any visible traffic or noise. The only sounds are birds and rushing water. Whiterocks canyon is one mile to the East. The Whiterocks river is very popular with the ranch's fly fishing guests. Robert Redford filmed scenes from the movie, Jeremiah Johnson in this canyon. In addition, one five acre pasture is surrounded by a six foot game fence that would make a great buffalo or exotic game pasture with a stream running through it. A game fence surrounds the north and east of the ranch to keep out the deer and elk. The owners have all of the farm machinery for sale, including hay equipment in good condition, two big tractors, a plow disk, cultimuncher, harrows, and bush hogs. All equipment can be included in the sale of the business and property. Many antiques can also be left to negotiation. J/L Ranch is 80 acres with full water rights through the Ute Indian Tribe. The ranch is irrigated by a flowing stream that runs year round through the property. Pipelines carry water underground to risers and gated pipe. The soil is a deep loam from a glacial deposit and the pastures and hay ground has very few rocks to a depth of 4 feet or more. This grass hay is in big demand by the local horse people. Some of the hay needs replanted. The owners have been approved by the NRCS with financing to install two big pivots. This would increase hay production by 10 fold. The paperwork and survey are complete for any interested buyer. A new water well was drilled in May 2024. It produces 10 gallons per minute and is piped into a 5,000 gallon cistern. The water is then run through an elaborate filter system. There are two septic systems that were installed in 1996. One serves the owner's house and the other serve the stable, apartment, and log cabin. They were cleaned in 2022. Joe and Linda Jessup are listing for sale 80 acres and their Outfitter-Guide business. Joe filed on 57,000 acres of Ashley National Forest. It was awarded to the J/L brand in 1987 and it is now a priority recreational permit with 292 user days. Additional days can be applied for. This vast permit area backs up within 1/4 mile of the north ranch property. There are over 80 lakes and streams with brook and cutthroat trout, 98 miles of trails and three modern trailheads. The business caters to all kinds of pack trips- cater and guided or drop camps. Fishing, trail rides, and hunting for elk, mule deer, moose, and goats are currently being guided by Flying J Outfitters under the employ of J/L Ranch. The 57,000-acre Forest permit is a roadless area that is closed to ATV and mountain biking. This designation (non-wilderness) lets the guide service use chainsaws. J/L Outfitters reserve camps in the most productive areas, and can leave camps set up all summer and fall. The business pays a fee for these camps, which is posted by the United States Forest Service (USFS). There is a large horse pasture with a pond where base camp is located, 15 miles north of J/L Ranch at Chepeta Lake, 10,000 ft. in elevation. The pasture fence needs some work. This camp is behind a locked gate with a permanent fire ring and new restroom nearby. From this camp at the end of the road are many trails through large alpine meadows with streams and hidden lakes. The new owner might possibly hire the current outfitter under the employ employ of J/L Ranch, who will conduct booked trips throughout the season. J/L is not selling horses or mules. Tack for 10 horses, 3 pack outfits, cookware, and service for three camps along with big wall tents are included along with a multitude of other camp equipment. When priority permits change hands, the new owner will receive a temporary status permit for up to one year, and then be eligible to receive priority status from the Ashley National Forest. Joe had to give up guiding because of multiple farming injuries. He has been looking for someone the past years to serve the public need in a professional manner. Flying J Outfitters are doing a great job at this time. J/L Ranch Outfitter and Guides pays them 90% of all trips from their client base, and 70% from receipts of his client referrals. They pay reservations camp fees and 3% of gross to the USFS. The owners desires to sell the brand of J/L. It is a business name on the priority permit that is renewed every 10 years. It is also a registered horse brand with the state of Utah. This 80 acres was issued to a Ute Tribal member in the 1860s under the Daws Act, when chiefs were allocated parcels within the reservation. The ranch is surrounded by Indian land with two 33ft rights of way to the property. The owners bought the 80 acres one piece at a time. The land was barren. They built everything on the property over 45 years. The land was purchased as a 15-, 5-, 20-, 35-, and 10-acre parcel. There are several prime building spots at different locations. There are two shaded outside dog kennels and one enclosed kennel with two large outside runs. This kennel is actually a two stall horse barn. There is an apple orchard and apricot trees. The owner planted over 1000 Caragana trees along the driveway and 750 native Chokecherry, Serviceberry, and Green Ash tress. Giant cottonwood trees shade the ranch buildings and a large picnic area. An aspen grove shades the small log cabin. J/L Ranch is located 35 miles NW of Vernal, and 27 miles NE of Roosevelt at the base of the Uinta Mountains.
