On the subject property there are, in addition to a single family residence, two mobile home or trailer coaches, a garage structure and a barn. Until recently one of the trailers, the barn, and the garage structure were occupied by tenants.  Early in 2024 the County, in response to a complaint from an unknown source, gave the seller a Compliance Notice which essentially said that these structures were not properly permitted as accessory dwelling units, and instructed the owner to either have them permitted, or else removed from the property. Seller has worked with a County Code Enforcement officer to address these issues, but they have not yet been resolved, except that the occupants have left the property. Seller will share all available information about these units and the communications with the County in the course of providing the Seller’s disclosures to any qualified offeror so that they can be carefully evaluated by a prospective Buyer during any due diligence period.
