This 17.82 acre property is the site of a former commercial nursery, and could be productive again in the hands of the right steward. A brand new gravel roadway was established in 2023. Two of the larger shade houses still remain at the site, each about an acre in size, and both overgrown and somewhat reclaimed by the natural growth of the Puna rainforest. If anything, the presence of these nursery buildings may have limited the regrowth, and could potentially be restored or removed for new installations. A couple of old storage containers also remain on the property. A third, smaller shade house is also present in the underbrush at the furthest reaches of the lot; another storage container may also be in the vicinity. A survey of the property was conducted in 2021 and is available for viewing.

The property backs up to Hawaiian Acres and what would be Old Volcano Rd. and the intersection of the end of Road 7 (Opeapea Rd). The flask-like shape of the property has bottleneck access to Ala Lp. between Parcels 42 and 43, where a newly improved gravel road provides clear access to the areas of the existing improvements. A newly installed culvert under this road allows water to flow under the pathway during period of heavy rain. Even with ample rainfall, no need for a catchment system here, as the property has access to County water, with a new meter box installed just up the road near utility pole #13, and a stub out by pole #14. Buyer to confirm water availability and cost for meter installation with the Department of Water Supply, along with cost of running a water line along Ala Lp. to the subject property. Hawaiian Electric says there are no utility poles fronting the property; grid power is currently unavailable. An additional pole could be installed at cost to an owner to extend power lines, or you can install off-grid power generation.
