The cropland acres are certified as Non-Highly Erodible Land (NHEL). Prominent soil types include Webster clay loam, Coland clay loam, and Clarion loam with over 60% of the farm boasting a CSR2 soil rating of 83 or above. Access is from the north off of 185th Street with close proximity to Iowa Highway 144 just west. The Union Pacific Railroad tracks make up the western border of the farm.  The tract was enrolled in a Windpark Easement Agreement with Mid-American in 2016. Located on the property is a wind turbine that is a part of the Beaver Creek Project. An incoming buyer would assume the annual wind turbine payments, contact the listing agent for more details.  The tract is located within Drainage District #169 and has an open ditch south of the farm that carries water off the farm and outlets into the West Beaver Creek in Section 34 of Junction Township.
