We present you a magnificent plot of land with a project for a rural hotel!This land with an industrial warehouse has an approved project for the construction of a rural hotel, which includes 14 accommodation units all with a balcony and private bathroom. The hotel designed took into account the landscape setting, so it has three floors, of which two were located above the threshold level, the ground floor and the first floor, and one below, the basement.At the entrance of the building we find a hall that makes the proper distribution to the social area, with the reception right next to the entrance, sanitary facilities serving the floor and vertical access through an elevator that goes from the lower floor to the roof. This is followed by the dining room and breakfast kitchen, with direct access to the outside meeting a terrace with the potential to create an outdoor dining area. The dining room is connected to the living room, where leisure activities can be carried out - games room and reading room - also with communication to the outside through a terrace, where you can enjoy the surrounding environment and the outdoor pool. Also through the entrance hall there is access to an accommodation unit, with private toilet, intended for guests with reduced mobility. There is also another area on this floor with direct access from the outside, which consists of a social area and a private area, distributed through a hall, consisting of 2 bedrooms, living room, dining room and kitchen. The lower floor is intended for support structures and the creation of complementary activities to tourist accommodation (holding events with an approximate capacity of 90 people) and accommodation for technical facilities to support the building, with access through stairs and/or elevator. This floor also gives access to the indoor pool. The first floor will be exclusively for guests with several accommodation units (fourteen), all equipped with a private bathroom and balcony. On this floor there is also a support space for cleaning staff, as well as support material for accommodation units. Vertical access by elevator will allow you to enjoy the roof of the building for the development of tourist and leisure activities. The materials proposed for the project serve to adapt to the surrounding area, so contemporary materials and raw materials existing in the area are used, in order to standardize with the surrounding area. This project has an implantation area of 596.00m and a total gross construction area of 2026.50m. This designed hotel will be located in the fantastic village of So Joo da Pesqueira. So Joo da Pesqueira is located in the Douro Demarcated Region, the first demarcated wine region in the world, where the famous Port wine and table wines of incomparable prestige are born. This fabulous village is known for its vast landscapes of vineyards, almond trees in bloom for a glimpse of winter and the Douro River as an identity. There are also particularities in So Joo da Pesqueira that are united through historical value. Archaeological remains, emblazoned palaces, secular churches and manor houses merge with the fact that this town has the oldest charter in memory.
