Article 70 - Buildability 1. In General Use Urban Expansion Areas, only buildings or subdivision operations are permitted under detailed plans or execution units. 2. Exceptions to the provisions of the previous paragraph are situations that fall under the provisions of Article 139(2). 3. In allotment operations to be carried out within the scope of the situations referred to in the previous paragraph, the urban planning parameters established in these regulations for the subcategories of land use in which they fall shall apply to the buildings involved. 4. SUBSECTION II - URBAN EXPANSION AREAS OF MIXED TYPOLOGY Article 71 - Identification and characterization The Mixed Type Urban Expansion Areas are intended for the expansion of urban areas with a greater urban load. Article 72 - Uses 1. Multifunctionality must be promoted in Mixed Type Urban Expansion Areas. 2. The dominant uses are housing, commerce and services. 3. Complementary uses are facilities. 4. Other uses are also permitted, as long as they do not contravene the provisions of article 12. Article 73 - Buildability 1. In Mixed Type Urban Expansion Areas, the maximum building permitted is equal to the gross construction area (Abc) resulting from the product of the total area of the land (Att), allocated to the space category, by the gross construction index (Icb), where Abc = Att x Icb. 2. In Mixed Type I Urban Expansion Areas, the gross construction index (Icb) to be observed is 0.4 m2/m2. 3. In type II Mixed Urban Expansion Areas, the gross construction index (Icb) to be observed is 0.8 m2/m2. 4. In type III Mixed Urban Expansion Areas, the gross construction index (Icb) to be observed is 1.2 m2/m2. 5.
