1 - Identification And Location Of The PROPERTY

It is a land, located in a quiet and pleasant area, which has beautiful landscapes for the surrounding area and is close to the main road accesses that connect Lisbon and the whole country.

The terrain in question has a gentle slope. The surroundings of this land have natural vegetation, which consists of olive trees, pines, cork oaks and eucalyptus, and there is also a vineyard plantation in a very close field. The proposed land is also in an area of influence of old farms, where many of them still remain.

This land borders with 2 streets (not yet paved) and is very close to the N4 road, which allows direct access to Montijo and Lisbon. This land is also very close to the access to the A13 motorway, through the Pegões / Montijo toll.

This land is only about 30 minutes from Lisbon and Portela airport (currently Humberto Delgado airport).

3 - Additional Notes

3.1) The following uses are permitted on this land: - Housing (of the owner or the permanent workers of the property), hotel establishment or similar hotel establishment, collective equipment (home for the elderly, school, etc.), large commercial area, installations to support agricultural activity, agro-livestock, support industry and transformation of agricultural products and industry for the manufacture of clay materials, refractory materials and prefabricated aggregates. The construction of greenhouses is also allowed.
 

3.2) If only housing is used, the maximum permitted gross construction area is 532.50 m2.


3.3) If any construction is built, with a use other than housing, the maximum permitted gross construction area is 2,662.50 m2, including the gross construction area that will be used for housing, when together, or that is, if, in addition to the other permitted uses indicated in paragraph 3.1, housing is also used.

Therefore, constructions with the different permitted uses can be built, that is, it does not have to be used only one of the permitted uses.


3.4) The land in question already has an electrical panel installed and has an 80-meter-deep Hertzian water catchment hole, licensed and equipped with a 7.5 hp, 2 1/2 diameter electro-pump group , which allows the entire property to be irrigated. This land is, therefore, equipped so that irrigation crops can be implemented in it, if there is interest in this situation, of course.

This land also already had a pond to retain rainwater.


3.5) This land also has a cabin measuring 12 m2, to receive the electrical discharge and to protect the electrical panel.


4 - Final NOTES
