According to the Pdm in force (Dr N. 195 - August 24, 2000), as the property is mostly classified as Holm Oak and Cork Oak Forest, the following land use restrictions apply:
1- Residential construction (article 46)
a) The construction of a single-family dwelling will only be possible on a property with a minimum area of 75,000 m2 and access from a public road, unless on the date these Regulations come into force the property already constitutes a registered and matricial unit;
b) The maximum height of buildings, with the exception of silos, water tanks or duly justified special installations, is 6.5 m, measured from the threshold to the plateau or eaves;
c) Deployment index - 0.01;
d) The minimum distance between buildings and property boundaries, without prejudice to the non aedificandi zones established in Chapter V, is 10 m;
2- Tourist developments in rural areas (article 50)
a) The use will be exclusively for tourism or complementary activities;
b) The construction of recreational and leisure facilities may be permitted;
c) All the buildings to be planned must be concentrated;
d) The maximum number of floors is two, but may exceptionally be up to three if the slope of the land allows it;
e) The number of parking spaces to be provided is one car/room.
f) Minimum area of the rural building - 75,000 m2;
g) Deployment index - 0.02;
h) Areas of cork oak and holm oak forest must be preserved in accordance with current legislation;
i) Existing stands of pine trees on the entire rustic building, plot or group of plots must be preserved, a minimum of 90% of its area must be preserved.
