Details:- We offer for sale a recreational plot located in a quiet housing estate in Nowy Targ - Ustronie Górne. It is very shapely with dimensions of 20/30 m, well sunlit with a slight slope, access via a paved road. 
In accordance with the local spatial development plan Resolution: No. XLIII/373/2014 of 2 concerning: NOWY TARG 24 (SECTION) as amended FOR ALL AREAS OF INDIVIDUAL RECREATION CONSTRUCTION, THE FOLLOWING ARE DETERMINED:
1. Areas for the construction of individual recreation, marked on the plan drawing with the following symbols: ML.1 area 0.07 ha, ML.2 area 0.07 ha, ML.3 area 2.49 ha, ML.4 - area 1.95 ha, ML.5 - area 1.72 ha, ML.6 area 0.67 ha.

The following land development rules apply:

1) primary use of the area: construction of individual recreation;
2) the obligation to maintain the intensity of development with a coefficient of not less than 0.01 and not more than 0.3;
3) the area of biologically active areas is not less than 60% of the plot area;
4) it is permissible to reconstruct, reconstruct, extend and superstructure buildings in the existing homestead development, in accordance with the rules set out in point 5;
5) The following rules apply to the construction of individual recreation buildings:
a) construction of detached buildings,
b) above-ground volume of the individual recreation building up to 800 m3,
(c) the total height of the buildings for individual recreation shall not exceed 9 metres,
d) implementation of gable roofs with the angle of inclination of the main slopes for individual recreation buildings between 350 490 and the colour of the roof slopes, dark brown or graphite. It is allowed to build multi-slope roofs. Prohibition of construction of tent roofs, e) prohibition of moving the main roof slopes with a common ridge in relation to each other in the vertical plane. Prohibition of the construction of roof slopes with different angles of inclination (does not apply to roof openings) with the permission to bend the slope and change its angle of inclination (determined in letter d) in the eaves zone on the width of the slope not greater than 1/3 of the length of the rafters.
It is forbidden to open roofs as panel openings coming out of the ridge at a length of more than 1/2 of the length of the roof. Roof openings are allowed, but the width of one dormer calculated at its widest point (i.e. the width of the front wall of the dormer without eaves) may not exceed 1/2 of the length of the entire roof slope. The total width of dormers may not exceed 2/3 of the length of the entire roof slope, f) the use of finishing elements made with the use of local façade materials such as wood and stone on the facades of buildings (with a ban on the use of pebbles). Prohibition of the use of plastic cladding on facades, g) in the case of plastered facades, the use of pastel colours;
6) It is allowed to construct garages with a cubic capacity of no more than 200 m3, as free-standing buildings or attached to the individual recreation building with a total height of 6 meters. It is obligatory to implement gable or hip roofs, with an angle of inclination of up to 450 and the colour of the roof slopes covered with dark brown or graphite. It is forbidden to move the main roof slopes with a common ridge in relation to each other in the vertical plane and to implement roof slopes with different angles of inclination;
7) access to the areas from the internal roads established in the plan and designated on the plan drawing and through communication routes, not designated on the plan drawing.
