Details:- I am pleased to present you a well-arranged plot of land intended for single-family residential development, located at Konstanty Jelskiego Street in the southern part of the city. The plot was included in the local spatial development plan Swoszowice-Wschód. On the north side, the plot borders a small forest. Access to the public road was provided by establishing an easement for the passage of a 4-meter lane on an internal road. 

Dimensions, shape, exposure: 
A rectangular plot of land with dimensions of 22x60m, ideal for a large house with a terrace overlooking the nearby forest. The plot has a northern exposure, well sunny. 

Location: 
The property is located in a quiet, peaceful area in the vicinity of the forest. Less than 10km from the center of Krakow. An additional advantage is the short distance to the A4 motorway junction, as well as the close exit to Kraków Łagiewniki. Primary School, at a distance of 800m, within a radius of 1000m many service and commercial outlets, as well as green areas and recreational facilities.

The text of the plan's findings: 

1) Single-family housing may be implemented in the form of detached buildings or semi-detached buildings, with a ban on the construction of terraced buildings and other group forms of development. 
2) The ratio of the size of the built-up area on the building plot cannot exceed the value of: 
a) 0.25 on plots of land with an area of 600 m² and more than 600 m² in areas marked with the symbols 1MN to 34MN, 
3) The area of biologically active land, understood according to the provisions of the construction law, in areas marked with the symbols 1MN to 34MN, must be not less than: 
a) 55% of the building plot area on plots with an area of 600 m² and more than 600 m², 
b) 50% of the area of the building plot on plots with an area of less than 600 m², which were created as a result of the division made before the entry into force of this resolution. 
4) The height of newly designed residential buildings in the areas marked with the symbols 1MN, 2MN, 7MN, 11MN, 21MN to 24MN and 31MN, cannot be higher than: 
- 8 m from the ground level to the level of the ridge or the highest point of the confluence of roof slopes, 
- 4.5 m from the ground level to the level of the cornice or eaves, while it is forbidden to build a second storey in the form of an attic with rooms intended for the stay of people in these buildings. 
5) The architectural form of the designed buildings, including the geometry of the roofs, must refer to the features of the buildings characteristic of the cultural landscape of Swoszowice, while it is required to use double or multi-pitched roofs, with a ridge on the axis of the building and symmetrical slopes of the roof slopes, inclined to the horizontal plane at an angle of not less than 25 and not more than 45 degrees. 
6) In designated areas of single-family residential buildings, it is forbidden to locate buildings with a flat roof.
