The building complex is located in Pella (NO) on the west shore of Lake Orta, just south of the town.
The structure has 60 single rooms, 7 double rooms, two meeting rooms with adjoining large outdoor area, park parking and dock on the lake.
The building complex consists of two main buildings integrated architecturally and functionally, inserted in a fenced park. It originates from the nucleus of the eighteenth-century spinning mill. The built volume is part of a fenced park that extends from the lakeside road to the mountain slopes. The complex also includes a small dock for the remittance of small boats, with a stretch of bank arranged as a garden with valuable trees.
The original building, which has its main view directly on the street, on which its main entrance is also located, has a simple front, of sober and elegant matrix, set on two floors above ground, of which a ground floor with a few openings to irregular scanning, and a first floor, with a regular sequence of windows and a balcony with parapet and balustrades,  placed in the median axis at the entrance hall. The windows on the first floor are all equipped with wooden furniture doors.
The simple but elegant architecture is well proportioned and uses some elements of the classical language: a frame separating the ground floor and the first floor and two gables with a circular hole in the center, at the end of the roof pitches that cover the parallel wings of the building. The small courtyard in the center of the original complex, originally open, was covered with a system of beams and skylights with polycarbonate closure and caps.
The expansion volume of the 70s of the 900s, despite being of different architectural language from the original volume, tries to establish a dialogue with the site and the pre-existing volume. The portico on the ground floor is an element of mediation between inside and outside, it refers more or less explicitly to typological models of the cloister and colonnade. The architecture of the most recent volume is also sober, marked by simplicity and yet balanced in volumetric terms in approaching the oldest.
The entire complex has no underground floors but there is a large warehouse where it is possible to obtain a garage.
The complex fits harmoniously into the landscape of the historic center of Pella. The double tympanum of the lake front is an element of recognizability and identity of the place, capable of transmitting values linked to the industrial character of the territory based on solid cultural roots.
