The house

The origins date back to the 1600's when a local farm built two separate storage buildings. Both had a ground and top floor and all of them an independent entrance. They were built as all traditional farmhouses, with the stone from the actual site and they've remained functional until some 50-60 years ago. At that time the shared courtyard with wood oven was covered and the buildings were connected to create one large home. As they were not at exactly the same level the inside features some steps here and there to bridge the difference.

The house then served as a second home to several Italian families until it was again sold in 2019 after which it underwent renovation work in 2020. A brand new and stylish kitchen was added to the central space and a large opening to the living created an open space  floor plan.  The ground floor also comprises a pantry in the hallway to the left of the kitchen as well as two bedrooms and a bathroom with an original vintage bathtub. The second bedroom has doors that offer direct access to the garden and can either be used separately or as dressing room. A garage and two storage spaces complete this level.

From the central kitchen a staircase leads up to the first floor. The very spacious landing has been arranged as tv room with in the back another bathroom. To the right lies an Xxl bedroom with fireplace, accessible also via an external staircase. To the left of the landing and down a few steps is a study from which 2 more bedrooms can be reached. The study, with fireplace, again is connected to the garden by beautiful old stone staircase.

To facilitate the choices of the buyer the seller is available to renovate one and another bathrooms, the executing and materials are to be agreed upon.
For a limited time it is still possible to use bonus incentive to replace the roof, doors and windows and add a solar system.

The land

From the tarmac road about 50 meters of gravel road lead up to the two gates. One driveway passes the olive grove and goes down to the parking and pool area. The other gate gives access to the space right in front of the house for easy unloading.

The land covers a total of 1,3 ha and slopes down on three sides from the house, opening up to the valley below. In front of the house, facing south west lies a large stone terrace with a various sitting areas, a pergola and mature trees that ensure plenty of shade on hot summer days. Another terrace with pergola lies at a higher level next to the house and offers grand views to both Todi to the east and the Tiber valley to the west.

The garden that encircles the house is low maintenance yet abundant and colourful in the spring and autumn season. Roses, rosemary, lavender and other resistant yet decorative plants and trees give the outdoors a special touch. A stone staircase is the start of various trails leading to terraces with olive groves, a small pinewood and the pool. The sundeck is made in natural stone, the pool edge of travertine and the pergola is covered with straw. The pool measures 6 x 14 and the depth ranges from circa 1.20m to 2.50m. Electricity, water and an outdoor shower are present. The land then continues down with woods that harbour an incredible amount of wild asparagus to enjoy in springtime dishes.

The surroundings

The area around Todi is well known for its natural beauty. The character is overall very authentic with  many medieval hamlets, stone houses and winding roads that offer gorgeous views. Unspoilt nature, vineyards, little traffic and tranquillity add to the attraction. The real estate market in this area is quite good. Apart from foreigners there are many local and especially roman buyers looking to purchase property.

The little borgo of Izzalini at 4 km offers the nearest bar with a small but good restaurant. Todi lies at 9 km and is a famous Etruscan hilltop town with all amenities for daily life, plenty of restaurants and a very lively community with many cultural events throughout the year. Orvieto is a mere 30 km away and offers a lovely historic center, an impressive cathedral and underground city. Many other great cities and sites are within easy reach like Assisi, Perugia, Monte Falco and Bevagna, Spoleto, and Lake Bolsena and Trasimeno. The nearest international airport is Perugia (50 km) followed by Rome (175 km).
