Winery of about 18 hectares, complete with cellar in the municipality of Scansano fraction of Pomonte, a natural area and of great tourist and food and wine appeal. From an agricultural point of view, the lands of this area are fertile and red, ideal for wine production but versatile for many types of crops, there is a strong marine influence and excellent exposure.

LOCATION

Pomonte has Sforza origins, developed in the second part of the 1500s and was then part of the Grand Duchy of Tuscany at the beginning of the seventeenth century. It is located in the southern part of the municipality of Scansano which is about 12 km away, Grosseto is about 40km away as well as the sea. Rome is 165km away.

DESCRIPTION

The company is mainly divided into two bodies, the former Maremma farmhouse to be modernized but with a concession for expansion of about 50 square meters and the cellar completed in 2017, it measures about 350 square meters and is equipped with winemaking area, honey laboratory, tasting and aging room, the whole building is air-conditioned. There are also other agricultural outbuildings, former pigsties, for about 30 square meters.

CONDITION AND FINISHES

The production part, as mentioned, is well underway as the cellar is newly built and therefore does not require any type of modernization.
The farmhouse through concession for expansion, can be converted into a farmhouse with a farmer's house and 4 apartments for rent, possibility of exploiting the riding school.

OUTDOOR

The property has an extension of about 18 hectares of which 4 of vineyard area with the following qualities Sangiovese, Ciliegiolo, Merlot, Petit Verdot, Chardonnay, Viogner. The company has an average production of about 7000 bottles per hectare. There are also 100 olive trees, which produce about 300 kg of oil, 6 hectares of forest and the rest arable land to be exploited for other crops. There is also a production of honey.

POTENTIAL FOR USE

The company already has a good start-up status, it can in fact treat apart the goodwill, brand and stocks, but also an excellent potential for development through other crops and creation of receptive areas.
