The Agricultural Estate

La farmhouse is set in a green valley on the hills surrounding San Miniato, in excellent central position between Florence,  Pisa, Lucca, Siena and Volterra, reachable in about 1 hr. The estate has an extension of over  54 hectares and includes numerous vegetable crops, two vineyards and olive grove, arable land with sandy and well-irrigated soil. The farm dates back to the 1700s and is today a modern organic farm producing various vegetables, strawberries and fruits. Included in the sale several outbuildings and a 2 bedroom cosy b & b.

The Products

The estate produces several kind of vegetables  fennel, leeks, cabbages, tomatoes, potatoes, salads, asparagus, artichokes, onions and garlic  with a carefully planned rotation to safeguard the fertility of the land. Most of the fruit and vegetable products are distributed to organic shops and weekly also directly to families. The 2.5 hectares of vineyards, planted with Sangiovese, Merlot and Cabernet, produce up to 10,000 bottles of Organic Tuscan Red.

The Outbuildigns

The Red House, perfectly renovated few years ago, has a surface of around 520 sqm, with farmers shop, office and storage. Nearby also a mechanical workshop and the wood boiler room, while on the west side  is the cellar, a nice veranda and also locker room for workers. The first floor of the Red House has been divided into 3 units, of different surfaces.

Other Possibilities And Improvement

Near the Red House there is a classic two-storey rural building, used as a warehouse, with the possibility of converting it into a country house with two apartments of about 100 square meters each, ideal for the development of the hospitality business. At a short distance also a former barn, to be restored: it could also be converted into additional living spaces or used for various activities, such as a restaurant where to enjoy tipical tuscan recipes.

The Vineyard

The vineyards are planted with 1,2 hectares Sangiovese, 0,7 Merlot and 0,6 Cabernet: every year are produced between 5.000 and 10.000 bottles.

The Farmhouse

The 17th century stone farmhouse has been completely rebuilt, managing to preserve the atmosphere and style of an old Tuscan farmhouse with modern facilities of a  21st century house. The surface of 460 square meters has been divided into six bedrooms, seven bathrooms, two living rooms (one per floor), an open plan kitchen with hand-painted tiles, nearby the dining area and  the sumptuous living room with a fantastic modern fireplace.

The ground floor opens onto a huge terrace under which it was built a garage for two cars, a large cloakroom, storage rooms and meeting room.

There is also a wood-burning oven for bread and pizza which is highly appreciated. The house is heated with low temperature underfloor heating and equipped with central air conditioning with hidden fan coils and ventilated roof. The floors are in wooden parquet or Tuscan terracotta, the stairs and balustrades are in  oak wood. Internet connection is present in every room.
