Country house located in a small village in the Marche region, San Marcello (An), located among the hills that characterize the Marche landscape with panoramic views that extend to the sea . More generally we are in the center of the Marche region, just 16km from the beaches of Senigallia but also a 2-hour drive from Bologna and near the city of Urbino.

The original farmhouse was completely demolished and rebuilt in 2013 with excellent construction standards both from a seismic and energetic point of view according to the architectural project and is classified in class A. Photovoltaic system which guarantees electricity and the production of hot water, underfloor heating powered by gas but also by wood due to the presence of a thermo fireplace. Double glazed windows, sliding glass doors, insulated external walls and roof, armored door.

The main body has a surface area of 240m2 spread over two floors connected by an internal staircase, through a loggia there is another annexed part of 20m2, currently used as a tool shed but which can be transformed into another livable environment.

On the ground floor we have an entrance with a wardrobe which leads to the large living room with open space fireplace which has large sliding windows communicating with the garden, connected to the bright fully equipped kitchen with island and dining area. Then there is a pantry, a laundry room and a small study room. All these rooms have access to the garden.

The first floor is accessed by this large staircase, very comfortable and with a ceiling with exposed beams and tiles which give the house an original rural flavour.

There is the large master bedroom with en-suite bathroom and furnished bathtub, walk-in shower and bathroom with small terrace overlooking the surrounding countryside.

On the ground floor, on one side of the house, a small independent apartment has been created dedicated to guests consisting of a living area with perfectly furnished living room and kitchen, a double bedroom with en-suite bathroom, French windows that allow you to exit onto the private terrace from which you can enjoy the view of the countryside and the sea.

The garden surrounding the house has a surface area of  circa 1380m2, completely fenced, there is also a 5,000lt water collection tank, and is perfectly paved in the areas around the house in order to create livable corners in the midst of greenery and for the rest is very well looked after and full of plants and flowers. There is a hydromassage tub at the most panoramic point.

Obviously all the connections, the alarm system and internet connection are present.
