Perfectly established winery with 740 square meters of buildings as well as volumes to be reused, with 8 hectares of excellently productive land including 5 ha of vineyard and 2 ha of olive grove, in a hilly area in Roccastrada, near Grosseto. 
Description 
The farm is exclusively family-run and began its history in 1953. The buildings, with a total area of 740 square meters, consist of the production area of the cellars of about 200 square meters and two tasting rooms in addition to the main house housing kitchen, living room, bedroom and bathroom. Inside the property there is a sheet metal shed, so there is a volume of about 400 square meters available to build structures or move them on the property's land. 
Outdoor 
The company is set in its land of 8 hectares of which 5 ha of vineyard and 2 ha of olive grove, another half hectare serves to delimit the territory and is not cultivated. 
The company's production is excellent, the grapes produce about 500 quintals a year, 70% of which is wine. Approximately 6,000 kg of extra virgin olive oil is produced, equal to 900 litres of oil per year. The vineyards are planted with varieties such as Cabernet, Merlot, Sangiovese and white Trebbiano, Malvasia di Candia and Malvasia Toscana grapes. In total, 45,000 kg of grapes are produced per year, on average, from which 40,000 liters of wine, about 25,000 bottles of wine, are obtained. Such wines are produced as: 
Rosso IGTT Sangiovese 33%, Merlot 33%, Cabernet 33% 13.5%. Fermentation in cement containers for 6 months, maturation in bottle. 
Rosso IGTT Sangiovese 70%, Cabernet 30% 13.5%. Fermentation in steel tanks 
Riserva IGTT, Merlot 60%, Cabernet 40%, 13.5%. Maturation in cement containers for 15 days with stirring, six months in oak barrels 
White IGTT Malvasia di Candia 70%, Trebbiano 30% 12.5%. When cold, they are placed in cement containers, shaken for 12 hours, and stored with sediment for 6 months. 
There is a possibility to make a swimming pool because there is a well. 
Condition and finishes 
The last renovation of the winery dates back to 2003. The style of the buildings is classic and rustic Tuscan. 
Potential uses 
The company is ideal for those who want to continue and increase the excellent production that is well underway. The wine is in great demand, it is gladly bought by local restaurateurs, tourists, and exported to Belgium and Germany. The bottled wine has the IGTT brand, which is superior to the IGT and is close to the DOC. Some of the harvested grapes are purchased from the local wine cooperative, which indicates the proper quality of the grapes. In addition, it is clearly possible to start an accommodation business, renovating the available volumes. 
Location 
Strategic location on the hills of Maremma near the village of Montemassi, where there is a picturesque castle. The area is part of the Montereggio di Massa Marittima wine region.
