Taking a path up through the greenery from the large parking area, we arrive at an outside eating area for the independent annexe. The annexe has been restored and has a kitchenette, bathroom, bedroom and living room. It's ideal as a guest accommodation and has wonderful rental potential. Crossing the patio, we enter the main house passing the technical centre hidden away under an arched area, and enter into a large living room where your eye is immediately drawn to the antique fireplace dating back to the 1800's and the original wooden beams. Moving through the living room you enter a large dining room which has a stunning view of the castle of Montecchio (click here if you are curious to know more about the castle). From the living room opening we find a lovely country style kitchen, modern bathroom and bedroom. From the living room there is a staircase leading down to the oldest part of the house, where original stones have been moulded into the house and on this level there is another bathroom and large bedroom with french doors leading to the outside garden and patio that wraps around the whole house. From the bedroom we take a corridor which connects the rest of the house. This corridor can be portioned off if so desired making the previous part of the house an ideal guest apartment with privacy. The corridor, with a bathroom off one side, opens up into the fantastic barn conversion of this property. The space is magnificent and to make full use of the height, there is a mansarda relaxing zone and the stairs leading down to the spacious, luminous dining room. Whilst converting and restoring the barn, great care has been taken to integrate original features as a touch to the house's heritage. From the dining room area there is a large double en-suite bedroom with french doors leading to the outside gardens and from the dining room one can find a fully equipped kitchen. Both of these rooms have access to the front patio and gardens. Another twin bedroom is located off the rear of the dining room. 'We have learned so much about its history, from Etruscan to Roman and medieval times. Various finds provide evidence of this, such as an ancient weir and pieces of carved stone. We never tire of looking at the view to the ancient town of Castiglion Fiorentino and Montecchio castle. Unchanged since Da Vinci did his sketches in 1502. In the grounds, we have an abandoned stone quarry, which over the years has been reclaimed by nature, and from this quarry came the stones which built our beautiful home. Ancient tracks surround the property and the woodland are filled with birds, Hoopoes being our favourite.'
