Ancient stone farmhouse, completely and finely renovated, located in a beautiful area that enjoys views of vineyards and hills typical of the Tuscan territory; historically vocated to the cultivation of vines, in the production area of Chianti wine, Docg and Igt Toscana wines and extra virgin olive oil.
The property consists of the main farmhouse of about 480 square meters, and a beautiful outbuilding of about 60 square meters, plus a warehouse of 75 square meters, technical room for boilers, water treatment and storage. 
The farmhouse is on two levels plus an attic floor with bedroom and en suite bathroom. From the beautiful portico on the ground floor of about 40 sqm, a very pleasant space for dining and hosting friends, we enter the large double living room with brick arches, main dining room, two kitchens, another living room, three bathrooms, one bedroom with en suite bathroom.
On the first floor, reached by a beautiful stone staircase, we find a living room with an ancient fireplace, three kitchens, five bedrooms, four of which have en suite bathrooms; upstairs, attic, another large room with bathroom.

The farmhouse has a large park of about 2000 sqm, entirely fenced in, with entrance through an automatic gate, a beautiful swimming pool in a raised position, 6x12 m with two water levels (110-140 centimeters), with a Roman staircase, barbecue and parking area inside the fence. The property is completed by 2,5 ha of land, partly agricultural and partly wooded, in addition to the magnificent 12 hectare vineyard that frames the villa, giving it one of the typical postcard-perfect Tuscan landscapes and that is highly rated to produce Cru of a high level. 
The altitude, the strongly skeletal soil and its geographical position are the best for expressing the typicality of the wines produced under the appellation of its two DOCs present: the Docg Chianti and the Doc Valdarno di Sopra to which the most important wineries in the area adhere.
The vineyard is in a single body and has been entirely restructured in the years 2018 and 2022 with a modern planting with a high density of plants (5000 per hectare) and with chestnut poles at the head to give the grace of a vineyard of yesteryear.

The location of the farmhouse makes it easy to visit the main cities of Tuscany, being in the centre of the provinces of Florence, Siena and Arezzo. Florence is 55 km away, Arezzo 27 km, Cortona 35 km, Montepulciano 40 km, Siena 35 km and Greve in Chianti 47 km. Rome, too, can be reached for a day visit as it is 200 km away by car or more easily from Arezzo railway station. 
The farmhouse is about half way to two toll booths of the A1 motorway, the first about 18 minutes away and the second about 10 minutes by car. 
The access road to the property is good, paved and lit. Situated at the foot of a beautiful and characteristic Tuscan village, only 500 meters away, which can also be reached on foot and which can offer essential services and two famous restaurants.
