Details :- Reference: PFYR-T195348. <strong>Summary</strong><br /> The Domaine de Laurel, found just outside the village of VIEUSSAN in the Herault, Occitania is believed to have been built by the Delmas family, around 1635, on a site with Roman origins. Itstands in about 7 hectares of forest and newly ploughed fields and includes an ancient vineyard of 5 hectares of Roman origin.<br /><br />The main property comprises 3 floors and 15/16 rooms over 286m2. There are many exposed beams, original fire places and electric radiators are in most rooms, along with 2 reversible air conditioners in the property. There are 2 bathrooms that have been recently restored with travertine stone.<br /><br /><br />The first house has an insulated roof and is on three floors. Each floor is 7m x 6m with 2 accesses. The building is in good order.<br /><br />The other, older building has a new roof but needs refurbishing, water and electric have been laid on outside in preparation for the restoration. Unfortunately the masons became unwell and sadly were unable to continue. We have the permits and two different architects plans for the renovation.<br /><br />The Domaine was once divided into 2 independent dwellings, as there are several separate accesses to the buildings. We currently live in the Domaine as a single dwelling but it could easily be divided again.<br /><br />Outside, the property can be approached via one of three drives. There is a restored garage and workshop. Mature gardens, large vegetable garden and iron greenhouse. There are 2 very large basins fed by a natural water source. (We have put very friendly goldfish in the basins.)<br /><br />There is evidence of an old Roman villa on the land. In his book of 2002, about Roman sites around this region, the Abbe Giry wrote about the finds in the fields of Laurel, amphora etc.<br /><br />The land goes down to the river, where once there was an island but due to the river Orb changing its course naturally over time the island is barely visible. <br /><br />Excellent quality wine was made here, and with the land being mainly Schist, and due to the exposition relative to the sun on the land, the grapes grow very well. We have planted just 1,000 Syrah grape plants. All the machinery needed for wine making will be left in the two caves. <br /><br />One cave is: 15m x 5.5m. <br /><br />The second cave is: 13m x 3.6m.<br /><br />There are old and new olive trees.
