Simply a beautiful place... The small lake, the character of the buildings and the potential for remodeling, you will fall in love with it! This authentic Corrèze farmhouse with lake to be modernized is located in a small, quiet hamlet in the Parc de Mille Vaches, in the middle of its own green setting, but only ten minutes from the character town of Treignac. You enter the house through a small aluminium porch, into the rustic open plan living space (~28.5m²) with its large fireplace, jointed walls, stone alcove and exposed beams. On the right, under a load-bearing arch, a corridor with on one side a bedroom (~12m²) with beautiful solid chestnut floors and on the other side a simple bathroom (~5.5m²) with bath, sink, boiler, bidet and washing machine connection. An oak staircase provides access to the central landing that leads to a bedroom (~9m²) with skylight and a second guest bedroom (~14.5m²) with skylight and window on the façade. The floors on this floor have been completely renewed: the old attic floors have been replaced by chipboard covered with vinyl flooring. The house is equipped with a septic tank, which does not meet current standards. The central heating has a dual function and is wood and oil fired.  The hamlet in which the house is located is very far from the village of which it is part, so the water supply is not public, but private and runs through an underground well that is drained and pumped to the house. The living space could be increased, for which permission must be granted, by converting the 1st floor of the adjoining barn. The house is habitable, but a modernization of the interior is probably outbuildingsOpposite the barn is a beautiful stone garage building (~23.5m²) with a small extension: an ideal place for an outdoor kitchen so that you can enjoy the outdoors when the weather is nice. A large barn ?style Auvergnate? As the approx. 280 m² is spread over two separate levels, it is adjacent to the house. At the end of the barn there is a very simple hangar for the storage of materials. A stone extension (~19m²) has been built as an extension at the back of the barn, on the same level as the hayloft. The propertyThe property is part of the hamlet, but is actually hidden from the road, at the end of a shady sandy path. It's only when you've passed through the metal gate that you can finally see the back of the buildings. You have to know it to find it... The land is a total of 3 hectares of 75 ares and is mainly wooded, with the exception of a small vegetable garden of about 800 m², the lake of about 2,600 m² and an open area around the lake. An oasis of peace! The lake needs to be adjusted on a number of points to comply with the (new) rules. It would be possible to create a tourist activity: tree houses, nature camping, yourts or the like. To make this type of project possible, the owners drilled a well to provide the house with a separate water supply.
