Location: In the heart of the magnificent Drôme Provençale, famous for its lavender fields, just a few kilometers from the renowned Suze-La-Rousse and its Wine University, a stone's throw from the Vaucluse, 1 hour from Avignon Tgv station and 1h20 from Marseille airport. 

Buildings: The buildings are arranged in an L-shape:

- The 18th-century Bastide has been tastefully renovated using the finest materials and offers over 350 m2 of living space. It is protected by a private enclosed courtyard with a beautiful wrought iron gate. One wing is dedicated to guest rooms. The end of one wing of the bastide remains to be renovated. A surface area of more than 150 m could be renovated to develop a gîte or seminar activity or simply to extend the bastide.

- In a small separate farmhouse in a wooded setting, 2 working gites of 72 m2 and 40 m2 respectively offer every comfort and are close to a beautiful swimming pool with pool-house.

- 1 wine-making cellar with a capacity of 3,000 hl, an ageing cellar in barrels, a bottling area and storage.

- A space dedicated to the estate's sales cellar.

LAND And Vineyards: The 36-hectare estate includes 29 hectares of Aop Grignan les Adhémar and Aop Côtes du Rhône Villages and Côtes-du-Rhône Villages Suze-La-Rousse.

PRODUCTION: The estate produces around 900 hl per year. The organisation of the winemaking process enables the production of a complete range of wines, with a choice of cuvées adapted to the various commercial outlets. The estate sells 70,000 bottles and 300hl of bulk wine. The potential is 1,200 hl, or around 150,000 bottles.

WHAT We Think: The assets include a beautiful 350 m2 dwelling that will provide a very attractive place to live, the gites and chambres d'hôtes in operation, an operational and well-managed winegrowing business in which the major investments have already been made, a range of quality wines, lovely terroirs, and still plenty of potential for development.
