It was once a mill with its millrace bringing water to the edge of the buildings. Today the mill looks like a small three-storey building with 4 bedrooms and the barn has been partially converted into 2 gîtes. The river runs directly below the land. Its flow is impressive in winter and its quiet murmur in summer, which is ideal for swimming. The old mill is located in a small hamlet with the houses of the two neighbours and their barns surrounding the ''courtyard'' at the front, while at the back, on the garden side, the river protects you and brings you plenty of privacy. The old mill Located between the main house and the gîtes, an entrance hall (~20m²) with a double-glazed front façade leads to the ground floor of the main house. We then cross a hallway (with separate toilet) leading both to a spacious fitted kitchen/dining room (~20.5m²) with large anthracite grey tiled floor tiles and French windows (single glazed) overlooking the garden, but also to the large living room (44m²) heated by a wood stove, with anthracite tiled floor, and patio doors to the garden. A solid oak staircase leads from the entrance hall to a mezzanine (~9m²) on the 1st floor. On this level, there are two spacious bedrooms (~18m² & ~28.5m²), each with its own en-suite shower room (~5m² & ~6m²). The bedrooms both have patio doors to the full width concrete balcony facing the river (south side). A landing (~6.5m²) with solid oak staircase leads to the 2nd floor. This level is smaller than the 1st floor. There are two additional double bedrooms (~11.5m² & ~11.5m²) with patio doors leading out to a second balcony. Finally, a family bathroom (~5.5m²) equipped with a shower, a toilet and a sink completes the rooms on this floor. Two gîtes almost finished Two gîtes have been created occupying about half of the old barn. The finishes are not quite finished and you may want to change the 'circulation areas' between the 2 gîtes, but they are almost ready to be rented. On the ground floor, they consist of two living rooms (~29m²&21m²) with an open kitchen area and a bathroom equipped with a shower, sink and toilet. Each living room has a French window leading to a concrete terrace. In addition, there is a door that allows the two cottages to communicate and to rent them to the same group. The 1st floor is currently accessible by a single staircase. The owner's intention was to create a second entrance staircase in the second part of the barn. On this level, there are two spacious bedrooms (~29m²) which could still be divided. There is a side door to access the mezzanine from the entrance hall, so still plenty of opportunities to divide or merge the rooms to create commendable units. The adjacent barn is an open space. The beams have been retained, but the floor has been removed. To the rear is an extension which could possibly be converted into a summer kitchen with access to the terrace of the gîtes. Access and amenitiesYou are located on the edge of a small hamlet, along the river, at the end of a cul-de-sac that only another house uses, a few kilometres from the centre of the village of La Croix sur Gartempe. This one is too small to have amenities and services. Fortunately, the town of Bellac is only 5 kilometres away with all its shops, services, educational and sports facilities. Limoges and its northern commercial area is a 40-minute drive away, as is its international airport. It takes 45 minutes (by train or car) to reach Limoges centre, while Paris is 3 hours and 30 minutes away by Intercités train.
