Located overlooking a small village in the Millevaches Regional Park, close to the historic town of Eymoutiers, this single-storey pavilion of 108m² of living space was built in the mid-1980s and has recently been modernised! It is located in the middle of a beautiful partly wooded plot of nearly 4,000m² and enjoys a breathtaking view of the green hills of the Limousin. The house is south-facing. You enter via a covered terrace onto a 6m² hall. To its right, the bright kitchen of 18m² with fireplace flue giving the possibility of installing a wood stove. To the left of the entrance, a large opening gives access to the living-dining room of 22m² with two French windows to the terrace. A recent wood stove heats a large part of the house, which is complemented by electric radiators. At the end of the entrance, there is access to a hallway (8m²) leading to two bedrooms (10m² and 14.5m²), a shower room (4.5m²), a separate toilet and a storeroom/storage area (10m²). From this last room, we enter a breeze block extension on the north side where there is a summer kitchen (13m²) and a storage lean-to (14m²). The house is solidly built with a cement tile roof laid on a traditional framework and the attic is insulated. The Extension is built of breeze blocks with a fibre cement roof and the lean-to has a metal roof. All the joinery is made of solid wood, the windows are double-glazed. Doors, windows and shutters have been well maintained and are in good condition. The electricity has been modernised and a new electrical panel installed. The house is connected to the municipality's sewerage system for all its wastewater, which avoids the costly upgrading of a septic tank. Garden and outbuildingsThe location of this property is undoubtedly its strong point. With wonderful views the house is accessed via double electrified gates and a private driveway. The property is fully fenced. Several vehicles can be parked next to the house in a gravelled parking lot. The garden, which slopes slightly, is largely laid to lawn and has a wooded area at the top of the grounds. There is room to create a vegetable garden. A grassy driveway passes in front of the terrace and arrives at a parking lot in front of a wooden garage with a metal roof of 40m². Attached to it, a tool shed. Even if these buildings are of very simple construction, they have the merit of existing! Enough to shelter vehicles and garden equipment. To get home, you go below the neighbor's, but you forget it very quickly as soon as you are home. On the other side of the house, there is a meadow where donkeys sometimes graze. Behind the private wood, another meadow, then a wood. Below the property, you can see the centre of the village at some distance. The place is peaceful and surrounded by nature. A pretty river with swimming beach is just a few minutes down the valley. Access and amenitiesWe may be in the middle of nature, but we are not isolated! Even if the village has no shops, it is five minutes from the town of Peyrat le Château and its many amenities, 15 minutes from Eymoutiers, a historic town and market with a train station, 25 minutes from Saint Léonard de Noblat and Bourganeuf. The centre of Limoges is 50 minutes away.
