An exceptional, idyllic geographical location, perched on top of a Gers hill, offering an incredible view of this countryside and its famous valleys often rightly nicknamed: French Tuscany.
No noise disturbs our contemplation, and yet we are only 20 minutes from Auch and 10 minutes from Vic Fezensac.
OVERVIEW
After taking roads lined with plane trees along the Baïse valley, we gain height by a small winding path, framed by fields of sunflowers.
Century-old trees also accompany us throughout the arrival at the property.
We approach slowly, the silhouette of the building becomes clearer, until the majestic arrival with its cypresses and cedar.
Here we are on 8 hectares of land made up of fields, meadows and groves.
There are various spaces:
Facing south: Oaks, acacias, and lime trees, ensure the façade of the house, a very appreciable coolness in summer.
At the back, on the east façade, walnut and pear trees, then a whole wooded area perfect for walks with family or friends, in search of mushrooms, or to meet the local fauna.
Nearby, the stone barn, a superb building which currently houses the owners' horses, but which could very well have another use (subject of course to obtaining the authorisations by the services concerned).

THE RESTORED RESIDENCE
An inscription engraved in the stone indicates a date: 1765 which would seem to be the date of origin of the property.
Totally restored and regularly maintained by the current owners over the years, with the best materials and the most environmentally friendly possible:
Lime plaster, terracotta floors, terracotta, old beams preserved and unvarnished, only noble materials that give the whole, a quality restoration and an atmosphere most sought after by new buyers.
It is now a character residence of more than 260 m2 of living space on two levels.
THE GROUND FLOOR
A superb solid oak door, lined and secured, opens directly onto the living room, a very beautiful fitted kitchen.
Chestnut ceiling, terracotta-coloured splashback in keeping with the terracotta floor tiles. Storage units, stainless steel hood and sink, long worktops including a magnificent professional chopping block, everything is conducive to cooking!
Its size would even allow cooking classes to be given.
In front of us, a door opens onto the summer lounge. It is the most modern room in the house.
A porcelain stoneware floor, white and black walls, and a double sliding French window leads us to a west-facing terrace to admire the most beautiful sunsets over the surrounding countryside.
In the extension, a very practical cellar, to preserve your best Armagnacs or the no less famous Côtes de Gascogne.
We continue to a good-sized laundry room, which also houses the Okofen wood pellet boiler, and the hot water tank.
It should be noted here, that there is central heating throughout the property, and underfloor, except in the summer lounge.
In the extension of the kitchen, on our right, we arrive in a spectacular space, with an incredible ceiling height, this is the office of the current owners. It is also here that a magnificent stone and wooden staircase leads us upstairs.
On the way, we observe a wall of bricks and half-timbering which gives this room a crazy and unique charm.
Let's continue to the winter living room and its open fireplace. An old stone sink has been preserved and enhanced during the restoration, giving even more character to this living room.
Behind him, a first bedroom, with its shower and separate toilet. It should be noted that this room also has direct access to the outside. In other words, it could be perfectly suitable for a small tourist activity, such as a bed and breakfast for those who wish.

Let's take this beautiful staircase and here we are on the vast landing.
A bird's-eye view of the desk, it almost looks like an Italian loggia, you almost want to sing an opera aria!
