This is a great village house with lots of character and lots of light. It is in need of some refreshment but in good condition overall. Currently a holiday home, it can easily be made comfortable year round with some additional heating and double glazing. (There is an existing oil fired central heating system but it has not been used since they installed the air conditioning.)

On the ground floor the large garage is concreted and in good condition with extra beams added between the original beams. Doors lead through to the space under the terrace and to the garden which faces South East. There is space for an above ground pool or jacuzzi in the garden. 
The first floor houses the kitchen / living / dining room which leads onto the shaded terrace - plenty of space for outdoor dining overlooking the garden. There is also a bedroom and bathroom so you can essentially live on one floor. 

Upstairs there are four further bedrooms and a shower room. 
The kitchen was renovated fairly recently, the bath / shower rooms could do with an update.

Paulhan is a larger village with easy access to Pézenas and the A75 to Montpellier. There are several restaurants and cafés, a secondary school, primary school, supermarkets, garage, and a great swimming spot at Belarga just 5 minutes away.
