At the gateway to the Morvan Regional Park (its Znieff I / Ii and Natura 2000 site), from where the wood used to go to the capital on this wide river that has its source there, the hilly landscapes, dotted with forests and ponds, delight lovers of wild nature. A clearing on the edge of the region's typical forests, the mill site, between 780 m of the owner's river bank and 570 m of millrace, benefits from an abundant nature: meadows and woods share a very private place with no visible neighbours. Fly fishermen find their serenity upstream. The very old mill (about 350 m² on 3 levels, to be fitted out according to one's tastes), with its beautiful exposed stones, imposing beams under a small tile roof, still has its stone passage in its centre for the singing course of its reach, supplying a small turbine in the water chamber capable of providing a little electricity during low water periods (30 kW). Upstream, the reach is captured in a room where there was significant hydroelectricity production (potential of about 100 kW), which could therefore be put back into operation with the required administrative authorisations. In the nineteenth century, the needs increased, and a water regulation was imposed by decree of 1859 (in our possession). A large miller's house was then erected on two levels of 200 m² plus attic (about 350 m² of living space): the house is divided in width between owners and tenants. A back wall separates the private gardens. 1. Owner's house (beautiful character elements: terracotta tiles, Burgundy stone, beams...): Garden level: *entrance leading to *living room (west) of character with oak beams, carved stone fireplace (and stove + electric radiators), its hidden kitchen area and dining area; * another large room (east); *toilet; *Boiler room: wood/oil boiler, to be put into operation. Upstairs: * 4 bedrooms; * shower room, toilet. Attic partly converted. Roof 1998. 2. Tenant's home (also character, rent of 430): Garden level: * kitchen, scullery, toilet; *4 pieces; boiler room. Floor: *5 rooms; * Shower room with toilet. Attic not accessible. Insert fireplace and pellet stove. Old septic tank for 40 people. Outbuildings: 1. Small old building used as a garage (two levels, dormers) 2. Waterfall building, housing the intake canal which then continues into the mill's water chamber. 3. Shed on the grounds. 4. Large building used as a warehouse (can be rebuilt under the conditions of local urban planning rules for the fallen parts, despite the PPRi). Between the millrace and the river, the land, which is supplied all year round by generous water, produces naturally shaded meadows, and a prolific walnut grove still embellishes the place. This wild property bordered by water, used for housing and possible income (hydroelectricity, rental, professional premises, etc.), is located in the middle of forests full of game, and a number of historic villages of "green tourism": Clamecy, Avallon, Château-Chinon, Prémery (railway station) ... between Autun (1 hour, train station) and La Charité-sur-Loire (1 hour, A77, train station, about 2 hours from Paris), 1 hour from Nevers (A77, train station about 2 hours 15 minutes from Paris) Tgv to Montchanin, about 1 hour 40 minutes 15 minutes from a historic village with all amenities 10 min from Lake Pannecière
