A casino, racecourse, one of the most famous tables in the Gers, and a weekly market, so you can make the most of life's pleasures.OVERVIEWLet's visit this charming house perched on one of the small hills that make up the beautiful Gers countryside.Push open the gate and discover this property, completely rebuilt by the current owner in 2013. We are immediately charmed, as two driveways lead us to the main house. There are trees on either side, including two majestic yew trees.One driveway leads to the entrance via the kitchen, but we prefer to continue along the gently sloping driveway, beneath the wisteria that adorns the west faade and its main entrance.In front of us is the whole of the terrace, bordered by a low wall that gives it a Mediterranean feel.It's the ideal place to share convivial moments with family and friends, under the jasmine-covered gazebo. It's easy to imagine yourself admiring the scenery while sipping iced tea or a floc de Gascogne.A little further down, the perfectly manicured grounds could accommodate a swimming pool (subject to obtaining the necessary planning permission).Let's continue our discovery of the garden along another path. Along the way, we come across a second gazebo, wrapped in a curtain of jasmine. A real refuge from the sun, where you can read or seek inspiration before continuing on to the artist's studio and giving free rein to your creativity.Adjacent to the studio is the guest house, with its two bedrooms, shower room and kitchen. Everything here is on one level!It would be very easy to combine these two parts of the property.Let's move on to the main house, and take a look at the shed at the bottom of the garden (as a famous singer not far from here would say...), a good size for storing all your tools and the tractor.THE Main HouseThe Ground FLOORThe vast entrance hall offers a general view of several rooms.The high ceilings and numerous windows bathe the entire ground floor in golden light.Opposite us is the dining room and the large, fully-equipped kitchen.On our left, we enter a large lounge divided into two parts: a small lounge facing west and the larger part facing the open fireplace.A corridor leads to a small bedroom and its shower room.Finally, there is a study and the veranda, a real additional living space with lots of natural light.ON The First FloorA beautiful wooden staircase leads us upstairs, where we discover a superb old roof frame that was preserved and enhanced during the renovation.On our right, the master bedroom has a double south-west exposure, with a south-facing window offering a breathtaking postcard landscape.In the centre we have a good-sized dressing room, and to the left we find an original feature: two shower rooms, one for Mrs and the other for Mr.THE Workshop And Guest HOUSEThis building is a real bonus. Perfect for hosting family or friends, or as a small holiday cottage.The guest house is accessed via a pretty fitted kitchen, then a corridor leads to two bedrooms and a shower room with WC.To the right, the artist's studio with its impressive height has long been used by the current owner as an exhibition space, and just behind it is a lovely space that could be used as a studio.
