Large 18th C farmhouse to renovate with 25 Ha of land and spectacular views of the Garrotxa mountains and the fields of Pla de l'Estany Magnificent rustic estate located in a beautiful yet practical setting, with an elevated position and panoramic views. The various buildings require renovation but retain many historical details. In front of the farmhouse, there are 5.7 Ha of cultivated fields and behind, almost 20 Ha of forest. Scene Access to this property is via a well-maintained 300-meter gravel road that connects the estate with the paved road. As you ascend, you cross the fields and reach a hillside of the valley where the farmhouse is located, facing east, overlooking the valley below. The village of Besalú is only 5 km away and has all basic services. Tour The main building is a stately home with a square floor plan, featuring a ground floor and two upper floors. Highlights include large balcony doors, windows and corners of travertine marble, ornamental cornices and ceramic gutters, indicating the historical wealth and importance of this estate. On the ground floor, there is a spacious entrance hall that connects with the two main entrances on different facades and leads to several stables with stone vaulted ceilings. It also leads to the staircase to the upper floor and a wine cellar. This floor also has a small apartment with independent access, recently renovated and habitable, consisting of a kitchen-dining room, a bathroom, and a bedroom. We go up to the first floor via noble wooden stairs and find the landing hall, which gives access to a spectacular kitchen with high ceilings and all the original elements from the early 20th century. Next to it, there is a beautiful period bathroom with high-quality decorative details of historical value. The living room is located in the center of the building, with a Catalan vaulted ceiling, a fireplace, and a balcony door that opens onto a large terrace with unbeatable views of the fields and the surrounding landscape. From the living room, there is access to five bedrooms, two of which also have access to the northeast-facing terrace. This floor also features a large games room with a billiard table and access to the same terrace. Two more bedrooms and a second terrace on the southeast façade complete this grand floor of the house. Throughout you can feel the wealth of its last inhabitants, with surprising details such as elegant sinks in each room, ornamental wooden protectors on the corners of the doors, and gold-colored light switches. The rooms are spacious, and the large openings provide plenty of light to the house, a feature often missing in traditional farmhouses of the time. This floor also has direct access from outside.  The dwelling consists of a kitchen, a living-dining room, a bathroom, and three bedrooms. From one of these bedrooms, there is access to a room used as a barn, with access from the large exterior porch that serves as a garage.
