Urban plot of 691m2 in the centre of Gata de Gorgos to build a 5-storey building.The rules of the urban planning report are followed:1.-The type of building will be a closed block. And the faade of thebuilding will be arranged on the official alignment. On the ground and first floors, the building will be attached to the side boundaries at adepth of at least 5 m. from the official alignment.2.-The minimum plot will be considered as the currently existing one providedthat it can be a dwelling with the conditions established inart. 24.2 of the Urban Planning Standards. The occupation of the plot on theground floor may be one hundred percent. In streets up to 10 m. wide, at the intersection, a chamfer of 2 m. distance from the formal vertex will be left, and in the rest of the streets, 4 m. away.3.-The minimum length of the faade will be 6 m. except when it is a matter ofreplacing an existing building or a plot between buildingsconstructed in which the existing plot will be respected provided thata dwelling can be built under the conditions referred to in theprevious section.4.-The maximum buildable depth will be 25 meters.On the ground floor, the rest of the plot may also be occupied provided thatit is not intended for housing.The limitation of the buildable depth will not apply to thosebuildings intended entirely for public or private facilities, or for commercialestablishments.5.-The maximum number of floors allowed is indicated in the correspondingplan, and in this case is 5 including the ground floor. Thisnumber of floors includes all the buildable floors above ground levelabove these heights only the following may be built:a). Vertical communication core towers and roomsfor installations duly justified and on a singlefloor. b). The building must be covered at least in the first five meters from the faade by a roof of straw-colored or old curved tiles with a maximum slope of 30% and its corresponding cornice finished with exposed brick or plastered with mortar.c). Chimneys and elements of domestic installations.6.-Open and closed overhangs are allowed. The maximum length of each projecting body will not exceed 4 m. Open overhangs may not be closed around the perimeter with masonry and must be resolved with metal or wood carpentry, at a height not exceeding 1.20 m.The overhang will be equivalent to or less than 7% of the width of the street without in any case protruding from the inner face of the curb of the sidewalk. The overhangs will be formed at a height greater than 3.60 m. measured fromthe most unfavorable point of the faade, separating themselves by at least 60 cm. from the boundary, except for the cornice.Closed overhangs are not permitted in streets with a width of less than 6 m. The following overhangs are alsoallowed:a). Roof eaves with a width of 0.60 m and a maximum lengthequal to that of the faade.b). Projections or linear decorative elements with a maximumoverhang from the faade plane of 0.05 m.c). On the ground floor, mouldings, drip edges and slides are allowedwith a maximum overhang of 0.05 m.7.-The rhythm of the openings and their shape will be in line with thepredominant ones in the street in question. The faade will befinished on the ground floor, and the openings may be temporarily closedwith brick partitions, plastered and painted; pigeonhole partitions areprohibited for these purposes. The building areas in the traditional urbancentre for which a maximum height of 3 m has been indicated. In the corresponding plans, they must in any case treatthe facade and roof in the traditional way of the place, being prohibitedmaterials such as natural-coloured or anodised aluminium, polished stone cladding on the plinths, fibre cement. Inthese cases, the faade openings must berectangular with the lower side being the smallest.8.-The predominant use of this area is residential.Tertiary, public and industrial uses are alsoallowed.
