Casa Llal, is located in the new pole of eastern growth of the city of Quito in the parish of Tumbaco, La Cermica neighborhood, Ruta Viva sector. The two-level house with useful construction area of 929 square feet on a plot of 3668 square feet, surrounded by country, suburban context in the process of residential development and characterized by a comfortable climate. The land presents an important visual connection to the east with the Ilal natural reference hill, which defined the architectural implantation of the house where most of its spaces have predominant views towards the Ilal. The detached house is developed on two levels: ground floor, with a single bedroom with private bathroom, kitchen, interior dining room, porch, master bedroom with bathroom and walking closet, laundry, storage roomr, parking for two vehicles, machine room and green areas with 2018 square feet. The second floor with family TV room and two bedrooms sharing a bathroom. The design of the house is characterized by a large central architectural volume in reinforced concrete, seen at double height of 5mts where the social environment works; it is also the articulator of all the spaces of the residence. This volume highlights the entrance door in metallic red color of 8.20ft height x 9.84ft wide being the contrasting element. The materiality of the project fuses constructive elements between beams and metal deck roof with load-bearing masonry in exposed concrete that together manage to produce an industrial image but set to a residential scale and comfort.The project manages to balance the functionality of its spaces as with its formal appearance, while the formal protagonist element of the residence both inside and outside, is the expression of concrete seen as a final finish, in addition to being a noble material in its conservation and maintenance. The orientation of the house was also key in improving interior comfort, avoiding that the windows are oriented directly to the west, in receiving the sun's rays. The turn that makes the house to 45 degrees manages to substantially reduce the absorption of temperature during the day, causing all its interior environments to be pleasant and comfortable. The perimeter sectional planters also manage to be complemented by the different volumetries both white solids and exposed concrete that make up the residence. FINISHES Some finishes of the house are imported as is the case of floors and bathrooms in Spanish and Italian porcelain. The bathroom sinks were designed and made to measure manufactured by Rinnova Ecuador with various types of concrete, carbonates, quartz, marble and resins, through an industrial cold pressing process takes shape and natural texture very compact and high resistance. Windows with 8mm glass and hermetic aluminum profiles that reduces interior noise levels between 36 to 40dB of Thermia Barcelona, The kitchen was designed and built by Madeval with hardware, internal drawer divisions and pantry from Blum Austria. In the kitchen countertops sintered stone was used which is a large format porcelain tile (12mm thick), high durability and resistant to stains, heat and scratches.
