The houseboat is quietly and yet very centrally located in an idyllic canal in Hamburg Uhlenhorst, lined with riverside greenery and trees, adjacent to a pedestrian/bicycle street with public car parking spaces. The infrastructure is very good: buses/subway and a variety of shopping opportunities in the "Hamburger Meile" shopping center, doctor's offices, schools, restaurants, theaters, cinema, etc., are within a few minutes' walk. By waterway, one can reach the outer Alster (river/lake in the center of Hamburg) in about 20 minutes directly from the houseboat with a rowing boat or SUP board. The Hamburg city center can be reached by public transport, car, or bicycle in 15-20 minutes. This houseboat is a rarity in this central location in Hamburg. The houseboat extends over 110 sqm of living space (according to estate agent calculations 150 sqm) on two floors plus approx. 90 sqm of terrace areas with a large terrace on the upper floor, a smaller terrace on the lower floor, a separate bathing/boat pontoon, jetty, and auxiliary areas. Over 100 sqm of the green riverside slope also belongs to the houseboat, where there are facilities for garbage cans as well as house connections, the gate, and bell/intercom system, and mailbox. The large terrace on the upper floor is equipped with cushioned terrace furniture, sun umbrellas, and plant pots with green plants. Here, various water birds and their chicks like to gather and pause on a wooden beam anchored in front of the houseboat. Through the terrace, one can access the utility room and cellar, which can be used for storage despite its low ceiling height. In the utility room, there is an extra freezer. At the other end of the hallway lies a large bedroom with a king-size bed and built-in wardrobe, bookshelf, large mirror, and Bluetooth sound system with CD player. A series of windows open to the canal and skylights to the bank, while blinds and opaque pleated blinds ensure privacy and sleep undisturbed by light. Adjacent is a generous en-suite bathroom with a washbasin, under-sink cabinet, and three-part folding mirror, shower (with rain shower and hand shower), two-person bathtub, and toilet. The windows and a skylight with blinds open to the canal and the bank. Plenty of storage space is found in built-in cabinets. Also leading off the hallway is a children's/guest room or office with a single bed, double sofa bed, desk, built-in wardrobes, and a large three-part folding mirror. Under the raised single bed, there is plenty of storage space. A series of windows offers views of the canal, and working at the desk allows one to see swans passing by. Here too, the windows have blinds and opaque pleated blinds. Opposite the hallway is a small guest bathroom with a shower, washbasin, under-sink cabinet, mirrors, toilet, and automatic ventilation. In a small chamber in the hallway, there is a Miele washer-dryer, and another chamber under the stairs provides space for laundry baskets. The houseboat is modern and high-quality furnished with many designer elements, offering a perfect, ready-to-move-in setup. Designer lights in all rooms, mostly controlled by dimmers, create a beautiful lighting atmosphere. The floor in the basement is fitted with oiled oak floorboards, the upper floor with designer planks and the bathrooms are tiled. Opaque curtains or partly electric blinds at all windows ensure light shield and privacy. Fast internet via Wi-Fi and cable is available in all rooms. The houseboat is protected by an alarm system with police call. It is perfectly suited for two people, possibly with a child, or for quiet commercial leasing/office.
