The 36 hectares of vineyards are planted in an area of 50 hectares. Planting rights exist for the remaining 14 hectares of currently unused land. The vineyards were replanted between 2013 and 2018 according to western standards and planted with Cabernet Sauvignon, Cabernet Franc, Petit Verdot, Merlot, Syrah, Pinot Noir, Chardonnay and Sauvignon Blanc. Old Cabernet Sauvignon vines from 1970 complete the vineyards. The microclimate with high daytime temperatures and cool nights is ideal for growing French grape varieties and for vinifying exceptionally characterful premium wines with long ageing potential. In addition, the vineyards are well protected by the slopes of the nearby mountains and good air circulation. The vineyard is planted with cherry trees, walnut trees and oaks, either individually or in groups. In order to increase the concentration of grapes, the terroir of stone, sand and clay soils with its high water storage capacity is not irrigated. Rested soils that have not seen any artificial fertiliser for decades are the best prerequisite for great wines. For quality reasons, the current production is currently only around 30,000 bottles, but can easily be increased. The wines are regularly awarded high scores by world-renowned wine critics. The winery is under the excellent care of one of Bulgaria's leading agronomists. The winery building The winery building (1,200 m²) has a state-of-the-art fermentation room with cold room, bottling room, laboratory and storage rooms (534 m²), barrique cellar (220 m²), wine shop with sales room, kitchen and storage room (200 m²), as well as living quarters (240 m²). The production and storage areas of the winery building can be extended as required. In the centre of the vineyard there is a hall (500 m²) for machinery and equipment including recreation, storage and office rooms, partly air-conditioned. For possible expansion, there is an area of approx. 2 ha in the middle of the vineyards for the construction of further buildings a transformer station has already been erected. The buyer does not have to make any investments and can continue production immediately. The hotel The nearby hotel (1,300 m²) is located on a 6,300 m² plot and was built in in Tuscan style. It is fully air-conditioned and has 8 double rooms, 2 flats and a restaurant with a fully equipped kitchen. Guests have access to a pool, a pool house with sauna and whirlpool, an open-air bar and a customer car park for 40 cars. The hotel can easily be converted into a private home if required. Plans for the construction of a large residential building and an extension to the wine cellar are available and can be utilised if required.
