The unique nature of the Belubula River self-watering flats consistently allows for six* cuts of prime lucerne hay per season, without the intervention of irrigation. Canowindra is known as the premium prime lucerne hay production area of NSW.

Water is a key feature of the property including three* kilometres frontage to the Belubula River. The property is benefitted by two water entitlements including 286* megalitres of Belubula Regulated River General Security water and 100* megalitre of Upper Lachlan Alluvial Groundwater, zone 2. 
Both the bore and river pump are linked and can deliver water to the pivots at the same time.

The bore located on Tingalba is equipped with a stainless-steel submersible set at 60* metres on lay flat hose. It can yield 30* litres per second, which can efficiently operate two of the three pivots at the same time.
All three pivots are Zimmatic, poly lined and equipped with field telemetry. Pivot 2 was brand new in 2024.

Productive soil types comprising non-calcic brown soils, alluvial loams, red podzolic soils and red-brown earths. All soils are suitable for irrigation.
The majority of the property was sown to lucerne in 2023.

Tingalba is conveniently located to Gooloogong (eight* linear kilometres), Canowindra (14* linear kilometres), Cowra (31* linear kilometres) and the major regional centre of Orange (64* linear kilometres).
