Southwark Grounds is a catalyst neighbourhood for the future of Adelaide, presenting the opportunity for development partners to create a new benchmark for mixed-use urban neighbourhoods in Adelaide. Strategically designed for social connection, sustainability, active mobility and innovative housing delivery models, Southwark Grounds will demonstrate how intelligent infill development can deliver lasting commercial, social and environmental value for generations to come.

Renewal SA has identified two development opportunities: Stream One and Stream Two
Stream One – Individual Development Sites: A collection of five development parcels taking advantage of existing road frontages and the established neighbourhood of Holland and Anderson Streets on the western edge of Southwark Grounds. These allotments are available individually and could suit a range of apartment or townhouse developments. Each has separate road access and is available for immediate construction commencement.
Stream Two – Master Precinct: A rare opportunity of scale for a developer/consortium to deliver approximately 1,000 homes across multiple parcels on the north-eastern portion of the site. The Master Precinct covers around two thirds of Southwark Grounds, enabling a developer to secure a significant land holding within the precinct. The precinct includes expansive frontage to Port Road offering unrivalled and unobstructed views of the Adelaide Park Lands and CBD with direct access to Karrawirra Parri / River Torrens.

Renewal SA will lead the early delivery of key place amenity - showcasing the vision and quality of Southwark Grounds, raising the benchmark for public realm, housing and cultural connection. The key direct delivery will include;
1.	Reimagining the Riverside Garden and Karrawirra Parri / River Torrens  to provide  public access and expand the river trails
2.	Port Road urban greening with new shared use path and creating a green landscape streetscape
3.	Direct delivery of townhouses undertaken by Renewal SA, targeting construction commencement by the end of 2025, setting early price benchmarks to support future sales.
The South Australian Government (through Renewal SA) invites proposals through a single-stage Request for Proposal (RFP) process to identify a Development Partner or Preferred Proponent for Stream One (Individual Development Sites) and Stream Two (Master Precinct). This a rare opportunity to collaborate on the delivery of a precinct that blends innovation, scale, sustainability and long-term impact. JLL are seeking visionary partners to help shape one of Adelaide’s most anticipated urban transformation projects – creating a dynamic and enduring legacy.
