PARADISE UNLOCKED - 1600ACRES

Lots 56 & 13 Busbys Flat Road, Busbys Flat, NSW 2469
Imagine owning nearly 1600 acres (645.46Ha) of uniqueness which has magnificent landforms, pristine valleys, abundance of fauna and flora and has been untouched for the last decade and maybe even longer.

The photography and narrative do not do the property justice - this one is 'one to see for yourself'. However, some of the features are:

Valleys/creeks

Scrubby Creek flows in an easterly direction from the western boundary adjacent to Bald Knob which has an elevation of approximately 420m. The creek is situated in the middle of the property and flows through a largely untouched valley. There are a number of smaller tributaries to Scrubby Creek with the creek eventually joining Busby Creek. The creek valley contains pockets of untouched rainforest unique to the property.

Timber

The property was commercially logged over forty years ago and due to the property being previously landlocked the stands of hardwood timber have thrived. There are numerous varieties of hardwood timber including spotted gum, ironbark and blackbutt. Old logging tracks still exist on the property which provide access to most parts of the property. With appropriate approvals vast stands of hardwood timber could be harvested from the property providing a substantial income.

Sandstone

One of the truly unique features of this property is the vast deposits of sandstone. Only a short distance into the property you will come across a huge deposit of sandstone. The sandstone beds have formed high visible cliffs throughout the property. There appears to be several different types of sandstone with the sandstone all being hi-grade sandstone most suitable for block walls and landscaping. The large deposits of sandstone could provide a very lucrative income from quarrying (STCA) as there is a limited supply of high-quality sandstone in the Northern Rivers. There is also a high demand for exporting sandstone overseas.

Location

Situated approximately 16km from Rappville, 36km from Casino and just over 100km from the Ballina-Byron Airport this property is easily accessible, with a bitumen road providing access to the eastern side boundary.

On the northern and eastern boundaries, the property is surrounded by Royal Camp State Forest and there are freehold properties on the western and southern boundaries. The highest point on the property is Bald Knob at 420m and the ridges which branch from Bald Knob have created a valley which is unique to the property.

Scenery & Views

As you can imagine, after being landlocked for at least ten years the flora and fauna on the property have just blossomed. The amount and variety of trees, bushes and flowers is incredible and with a 4wd road through the property, the beauty can easily be seen. Complimenting the picturesque nature of the property are the caves and escarpments. Large sheer cliff faces of sandstone are throughout the property and their colours contrast against the various shades of green of the trees. The ridges on the property allow views towards Coles Knob and Whiporie towards the south and also there are magnificent views overlooking Scrubby Creek and the valley.

Opportunities

There are many opportunities that this unique property can provide to the new owner. Income from logging and quarrying are the most obvious income streams but the natural beauty also creates possibilities such as eco-tourism, bushwalking, horse riding and even 4wd driving.

The property also possesses building opportunities which would allow the building of an 'off-grid' home on one of the truly unique building sites. It is an opportunity where you can purchase a parcel of land which still retains its natural beauty, its ruggedness and even some hidden secrets.
