Historic Glen Derwent c. 1818

88 Hamilton Road, New Norfolk, Tas 7140
Glen Derwent represents a unique example of an early Georgian farmhouse and with a unique collection of outbuildings. Considered one of the oldest in Australia, the main farmhouse was built in 1818, and the original cottage, now the stables in 1808. The current owners have restored the homestead and cottages and for a number of years utilised the property for tourism and hospitality and recently enjoyed as a private home. Glen Derwent now represents an exciting opportunity for an astute buyer to combine history, position, and imagination to create a truly remarkable residence or a unique tourism venture.

James Cullen, an ex-convict "first settler" left New Norfolk Island in 1807, and received a land grant of 65 acres in 1808, part of which forms Glen Derwent. James and his wife Elizabeth, built their cottage in 1808, now the current stables. In 1818, they built the large sandstone barn, coach house, carpenters loft and the main house. After the death of James, Elizabeth leased the property and eventually sold it in 1829. It then became an Inn called The King of Prussia. In 1854, the local Downie family purchased the property and renamed it, Glen Derwent. It remained their home for the next 106 years. After it sold in the 1960's it was used as a residence and accommodation venture. The current owners purchased the property in 2016 and set about restoring the house.

Glen Derwent is a grand 500m2 (approx.) house. From the entrance door you are led to a number of large informal and formal rooms, including a wonderful Victorian conservatory, fully equipped country kitchen with extensive work benches, multiple service rooms and laundry. The main stairway leads to 3 large double bedrooms, 2 bathrooms and small sitting room. A second staircase leads to the servants wing with 2 further bedrooms, living room and bathroom. In addition there are 2 fully restored self contained detached one bedroom cottages. In all there are 7 bedrooms and 5 bathrooms, all rooms with wonderful views over the garden.

All the fine internal architectural features associated with a residence of this significance have been retained – wide entrance door with fanlight, cedar joinery, panelled internal doors, timber flooring, high ceilings, regency and Victorian fire surrounds, and deep verandah.

Glen Derwent is sited on 4.85ha approx. (12 acres ). The established garden is abundant with native and deciduous trees, flower beds and open lawn. There are open paddocks that are perfect for sheep grazing or equine pursuits and includes a large machinery shed. The property is fully fenced and serviced by mains power, sewerage, town water and fresh water from the Derwent River for garden use. There is also 20kW ground mounted photo-voltaic array – 68 panel solar power. The large number of early outbuildings including the oast house, stables, huge barn, workshop, wood shed, and coach house create a wonderful village atmosphere.

New Norfolk is in one Australia's tourism growth hot spots. The area is historically rich and culturally and environmentally diverse. Within minutes you are spoilt by historic buildings, parks, award-winning eateries including one of the world's best restaurants – The Agrarian Kitchen, galleries, wineries and distilleries, berry farms, antique stores and emporiums.
