So sometimes, all kinds of things go wrong, and it takes someone to come along and make them right.

LET ME TELL YOU SOME STUFF
This is a 684 sqm block in a great part of town. We're in a lovely cul-de-sac street. Well, it will be lovely, when number 6 finally gets cleaned up. 

It's a solid 3x1 house with a big back games room/shed/studio. The rooms are a good size.
The walls are strong. The roof is sound. The floor is hard. So, we're off to a good start.

Q - Are they removing all the rubbish? 
A-Did you actually ask that? I mean, I just went to all the trouble of explaining that. No. It's all staying-every last handcrafted item of paraphernalia, every last trolley.

Q - Is it structurally sound? 
A-We've had a structural report and a termite inspection done on it, and there are no major structural defects or termites! There are plenty of cosmetic defects. We can send you copies of those reports for you to read through.
We also have an electrical safety certificate.

Q- Is it immediately habitable?
A - Ew. 

Q - Stop judging me, I just need someplace to live, can I live here straight away? 
A- I wasn't judging, I admire you thinking like that, to be honest. You've got guts and I think you're going places. You'll need to make a plan if you want to move in before spending a fair bit on fixing it up. A lot of bleach. Some paint. Some long, long days and serious resolve. The oven is knackered, the taps are leaky there's all kinds of stuff to deal with. But this is a great way to start. If you know how to do things or can YouTube enough to work it out then here's to you and your success.

Q - How much will it cost to fix up?
A - It depends what you do. I'd guess (and bear in mind this is a guess) that you could make it very good for $30,000 - $40,000 if you're investing a lot of your own labour. If you spent $50,000 it could be excellent. 

Q - How much are the rates?
A - Approx $1750 for City of Gosnells and Approx $1100 for Water Corp.

Q - It looks like it needs a bit of work. Will they accept a lower offer? 
A-  Are you for real? I just told you it needs work. It's priced like it is because it is what it is. If it wasn't what it is, it wouldn't be priced like it is, it would be priced like what it isn't. When you fix it, it will be what it can be and then it will be worth more than it is because it won't be what it was. Obviously.
