Breakaway has been run primarily as a stocking property producing prime lambs and high-quality wool.
Located 25kms North of Albany City, providing you with many services & facilities including schools, quality hospital, other government services & airport. 

Comprising of 277 ha's of excellent quality land in a high and reliable rainfall region and has an estimated cleared pastured area of 230 ha's with the balance pristine bush and shade and sheltered areas.

Over the last 4 years the owners have increased attention to pasture renovation and fertiliser applications, providing higher pasture growth rates. 
A number of paddocks have been sown down to mixed ryes and clovers plus application of lime at 3 TPH in 2021 with 200kgs SCZM plus100kgs SP 3.1 applied, years  2022, 2023 and 2024 have received 150kg/ha of super potash. 
This has increased the growth rates plus stocking rates on the property.

Situated in a good dependable 770 mm rainfall area with excellent water supply . 
The main water supply is from a good, equipped soak with solar panel pumping system, pumping to tanks, and then gravitating down to troughs in most paddocks. Other water supplies are from five dams, two stack water tanks plus numerous troughs.
Water supplies for domestic purposes are one concrete tank and a plastic tank at the house. 

Fencing on the property is mainly ringlock with some newer fencing over the last few years. Fenced into eleven main paddocks with central laneway system that connects most paddocks leading back to the steel sheep yards that have a Proway Sheep handler for ease of stock handling. The property also has three sheep feedlots.

Improvements on the property comprise of a large three-bedroom home with a near new roof, plus lounge room, large family room, kitchen dining and sunroom area, laundry, and bathroom. Currently rented at $300 per week.
