2.	All gutters to be powder coated quad gutters including the Mansfield Home on Lot 1.
3.	External walls, fascia’s, windows and doors taken back to bare timber where possible and using the Dulux Weather Sheild system undercoated and two coats semi-gloss finish.
4.	Side fencing 200 x 200mm corner posts, 100 x 100mm and galvanised inline posts with dog wire, with base garden bed planted with Choisya ternate or similar hedging to hide dog wire.
5.	Landscape, trees & shrubs, mulched garden beds and wintergreen turf to lawns. 
6.	Hills type (Or other brand similar) fold up/down clothe lines.
7.	6.0 x 6.0m carports with concrete slabs to all houses.
8.	Lot 5 has a 9.0 x 9.0m an optional garage.
9.	Lot 4 has a 6.0 x 9.0m an optional garage.

Internal

7.	Wet areas of Kitchen, bathroom/s, toilet/s and laundry to have floors joists and bearers strengthened if required, existing flooring removed and preparation for new flooring, all areas to be waterproofed with Gripset or similar. Floors vinyl flooring.
8.	Wet areas of Kitchen, bathroom/s, toilet/s and laundry walls are to be lined as required, joints taped and all areas to be waterproofed with Gripset or similar, walls are to be a 600 x 300mm white tile.
9.	Cabinets, all cabinets to be white laminated doors and tops a mottle white.
11.	Kitchen is to be all electric, with cooktop, oven, rangehood and provision for dishwasher
12.	Heating and cooling – Fujitsu ducted zoned climate control.
13.	All homes to have new electrical, no existing electrical to be retained, new light switches and fittings, TV points to lounge and master bedroom. 
14.	All home to have new plumbing including water tank and pump, no existing plumbing to be retained.
15.	Floor coverings to be polished floors or heritage style carpet.
16.	Heritage type doors to internal where existing doors are not original or in keeping with the home.
17.	From and rear doors to be replaced with feature type doors to match the era of the home.
18.	Front and rear light to verandas.
