LOCATION:	
'Kochs' is located 51 km South-east of the town of Tenterfield NSW. The majority of this distance is unsealed gravel road, 33 km on Billirimba Road and 17 km  on Upper Rocky River Road. 
				
The property is situated at 1806 Upper Rocky Road, Rocky River via Tenterfield.

PROPERTY DESCRIPTION:	
'Kochs' is located in the Upper Rocky River / Timbarra Valley which has a very attractive floor rising to steeper country on either side. With brown loam on clay-based soil in the lower country through to a granite-based soil in the higher country, the grasses on the property include Kikuyu, Paspalum native and summer grasses, with some seeding of a summer mix of Millet, Rhodes and Digit grass and a winter mix of white & red Clover, tall Fescue and Rye where timber has been pushed up and burnt.

The property has not had superphosphate applied in recent years. It had its own agricultural airstrip prior to the timber plantation.

'Kochs' has been run as part of a breeding operation with weaners being moved to our vendors home and eastern fall properties at weaning time, to be grown out and sold at 12 to 15 months of age. 

TOPOGRAPHY:	
The property comprises minimal level country, a good area of undulating and ridge country with the creek and gullies running through it, to steeper timber country with good access over the majority of the property by four-wheel drive or the like.

Height above sea level ranges from approximately 470 to 740 metres

TIMBER:			
Our vendor purchased 'Kochs' after the collapse of numerous timber plantation companies, one of which owned 'Kochs', and went on to clear the majority of the timber planted which was approximately 400 acres.

The eastern and western sides of the property carry the majority of the timber			which includes stringy bark, iron bark, bloodwood and gum. 

WATER:	
Surface water is provided by Grasstree Creek, Grasstree Gully, 9 stock water dams and 2 poly water tanks with 4 troughs. 

FENCING:	
Combination of barb and plain wire on steel and wooden posts, ranging from new to good stock proof condition. All internal fencing has been erected from 2016 up until recently. 

The property is fenced into 4 main paddocks with 3 smaller paddocks. 

STOCK YARDS:		
Steel cattle yards with loading ramp, Norco Cattleman Veterinary crush with swingarm super scoop, drafting compound, 4 holding yards and water trough.
