•   The portfolio has been operated as part of a continuous cropping program for many years, utilising a cereal / canola / lentil rotation, with all properties currently leased to 31 January 2026 offering short term passive income.

•   Structural improvements include an operation hub on Boxleigh comprising of a modern machinery shed, 48* tonne silo, storage shed and 3-bedroom dwelling.

•   Well-located in relation to several towns and cities supporting the agriculture sector, including Minyip (17* lineal kilometres), Donald (26* lineal kilometres), St Arnoud (47* lineal kilometres), Horsham (54* lineal kilometres), Ararat (86* lineal kilometres), Ballarat (151* lineal kilometres) and Melbourne (243* lineal kilometres).
