Location and access: Manso Inferior. Located in the valley of the Manso Inferior River, 6.5 kilometers from National Route No. 40, 80 kilometers from Bariloche.
 
Characteristics of the terrain: On a land surface of 12 HAS, it forms a gentle plain, located below 500 meters above sea level, with temperate, pleasant climate, 360 meters of coast of the Manso River and 350 meters on provincial route No. 83. The livestock activities of the first settlers were gaining space to the natural forest of cypresses. On its northern bank of the river is the Nahuel Huapi National Park, a reserved area that has no possibility of future private occupation.

- In the deed it is clarified that a lifetime usufruct of a strip has been left on the left side, as a corridor, so that the former owner (who lives on the other side of the route) can access the river. That applies until he and his wife die, they can not give it in inheritance - The fraction ends cadastrally in an arm of river before the main channel.
